About HOM#

The HOM# platform is the ICO-launching instrument we are using to fund the development of self-sufficient homesteads (HOMs), which will provide the means for people in need to produce their own basic food and find provisional shelter.

Our aim is to develop a replicable turnkey product that foundations and private individuals can use to develop their missions with.

Behind this platform, there will be the HOMMM.org, the nonprofit legal entity we are establishing for the administration of all funds raised, as well as the development of these homesteads:

  • A “HOM” is the name we give to each homestead we will establish.
  • Our business model is based on the traditional real estate approach of buying a property, adding value to it, and selling it.
  • Target return of 10-20 percent IRR per project sold (avg. time development and sale = 1 year).
  • Our token platform is built on top of the reliable Ethereum blockchain.
  • Tokens of ongoing ICOs will be backed up by a real estate asset and less susceptible to volatility.
  • ICO for HOM Nº 1 is to establish our Organization, ICOs for HOM Nº 2, 3, … are to develop the actual homesteads.
  • HOM Nº 1 token holders will be granted stakeholding rights on the Organization.
  • These rights include the right to vote among various site acquisition possibilities for each project, as well as on many other important company issues.
  • Transparent and live follow-up of raised funds through the deployment of blockchain technology.

How the development of a typical HOM works

1.

ICO PRE-SALE AND PROPERTY DOWNPAYMENT
  • It consists of up to 30 percent of the total ICO which will be used for the land or facility downpayment (max. 5 percent on the property’s price tag) and related establishment costs.
  • The smart contract is issued.
  • Token holders of ICO pre-sale are given rights to vote among various final sites and projects. 
  • When possible we will pay property owners with tokens from that particular HOM’s ICO.

ICO LAUNCH AND PROPERTY ACQUISITION
  • Launch ICO representing up to 70 percent of the token sale. 
  • Completion of land or site acquisition, partly paid when possible in tokens from that specific project.
  • Final budget approval by all token holders (both HOM Nº 1 token holders and token holders from each specific HOM’s ICO).
  • Homestead planning and development begins.

3.

HOMESTEAD DEVELOPMENT AND PROPERTY SALE
  • Building or reconditioning of main living and production areas.
  • Assignment of HOM users to their respective working areas.
  • Acquisition of homestead equipment and homesteading begins. 
  • Sale of HOM to a private individual, NGO, foundation, family office, or conservation organization, after applying a markup on acquisition and development costs, only when it becomes fully functional.

Smart contracts will be used for key milestones.

The funds from launched ICOs will go into escrow and be released only after the successful completion of key milestones, such as: securing title for a site or property, importing raw materials, signing a contract with a local supplier, building the finished product, and installing a certain number of clean water access points.

A “HOM” is a homestead we will establish in a developing country or at a metropolitan impoverished area, in which a number of families in need or homeless people will be assigned an area of work that will contribute to a more self-sufficient living.

A typical HOM main features:

  • Approximate total cost of establishing a HOM = US$300,000 (site or facility acquisition + homestead development + homesteading equipment).
  • Construction type = with local and sustainable materials supplied by a strategic partner.
  • Size = 10 – 20 Ha. of land for rural homesteads, or > 500 sqm. of facilities for urban homesteads.
  • Establishing time = 6 months – 1 year.
  • Approximate number of beneficiaries per HOM =  between 10 and 50 residents (rotating and provisional), and +50 non-resident.
  • Homestead production sections = food from the garden, food from the fields, dairy production, kitchen (bread, preserving, canning), brewing, medicinal plants, energy & waste, crafts, provisional shelter, and hospitality).
  • Ongoing handicraft or job hunting teaching workshops.
  • Replicable in any region with local government sponsorship sought.
  • Preserving or restoring nearby wildland as a symbiotic goal.
  • Local trade of the surplus of food and products made.
